           If you manage a multi-family property, utility costs are always top of mind. And over the years, I’ve seen one thing consistently—inefficient systems quietly drain budgets.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Heat pumps give property owners a real opportunity to change that.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Because they’re so efficient, especially compared to older gas systems, they can significantly reduce overall energy consumption. But the real advantage comes in how costs are distributed.

  &lt;p&gt;&#xD;

           In many setups, residents take on a portion of their own heating and cooling costs. That can reduce the financial burden on the HOA and create a more balanced system overall.

           Older buildings in Denver have character—but they also come with challenges, especially when it comes to HVAC upgrades.
          &#xD;

  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Installing heat pumps in these properties can be a great move, but you need to go in with your eyes open.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Let’s start with the benefits.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           You’re getting both heating and cooling in one system. That alone is a big upgrade for many older units that rely on boilers and window AC units. Comfort improves immediately, and so does efficiency.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           You also get redundancy. With multiple indoor units, a single failure doesn’t take out the entire system. That’s something older centralized systems can’t offer.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

           Now for the challenges.
          &#xD;

           Electrical upgrades are often unavoidable. Many older panels just don’t have the capacity to handle modern heat pump systems. That’s one of the first things I check on every project.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Refrigerant line installation is another factor. Running lines through older construction takes planning, and clean execution is key if you want to maintain the building’s appearance.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Then there’s cost. Multiple indoor heads can add up quickly, especially in larger units. This is where proper system design makes a huge difference—you don’t want to overbuild, but you also can’t underdeliver.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Compared to traditional gas boilers or window units, heat pumps are more efficient and far more versatile. But they’re not a plug-and-play solution in older buildings.

           Permits used to be straightforward. Not anymore.
          &#xD;
    &lt;/span&gt;&#xD;

    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Today, especially in Denver, HVAC permits for multi-family and condo properties require a lot more coordination—and if you don’t understand the process, delays are almost guaranteed.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Here’s how I walk property owners through it.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Step one is understanding what you’re allowed to install. With new efficiency standards and electrification goals, not all equipment options are on the table anymore. Heat pumps are becoming the default in many situations, and you need to confirm compliance before you even order equipment.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Step two is documentation. You’re going to need system specs, load calculations, and in many cases, electrical details. This isn’t a “figure it out later” situation.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Step three is coordination with the HOA or property management. This is where projects often stall. You’ve got to align on equipment placement, exterior appearance, noise considerations, and access for installation.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           I’ve seen projects delayed weeks—or months—because these conversations didn’t happen upfront.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           And then there’s inspection. Expect it. Plan for it. And make sure the system is installed cleanly and correctly the first time, because failed inspections cost time and money.

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

           The biggest mistake I see? Trying to rush the process.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            ﻿
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           If you take the time to plan, choose the right equipment, and get everyone on the same page early, the install goes smoothly. If not, you’re dealing with delays, rework, and frustrated residents.

           Electrification isn’t a trend—it’s where everything is heading in Denver.

           What that means in plain terms is this: buildings are moving away from gas and toward electric systems for heating, cooling, and in many cases, hot water. And for multi-family properties, this shift is a big deal.

           Let me clear up one of the biggest misconceptions I hear all the time: heat pumps, mini-splits, and ductless systems are basically the same family of technology.

  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Different names, same core idea.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           A cold-climate heat pump is designed to both heat and cool your space—even in Denver winters. A mini-split is just a type of heat pump system, and “ductless” refers to how it’s installed. No big ductwork, just indoor units connected to an outdoor condenser.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           After 30 years in this trade, I can tell you—this shift is one of the biggest changes we’ve seen.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The benefits are real. These systems are highly efficient, they provide both heating and cooling, and they give you redundancy. If one indoor unit has an issue, the rest of the system can still operate. That’s a huge advantage in multi-family settings.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           But it’s not all upside, and this is where experience matters.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           First, electrical capacity. Older buildings weren’t designed for this kind of load. Panel upgrades are often required, and that’s where costs can climb quickly if you’re not prepared.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Second, line concealment. Those refrigerant lines have to run somewhere, and if you don’t plan it right, you end up with a building that looks like an afterthought. Clean installs take planning—period.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Third, coverage. One unit doesn’t heat an entire apartment evenly unless it’s designed properly. I’ve seen too many systems undersized or poorly placed, leading to cold spots and unhappy tenants.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Done right, these systems are one of the best investments you can make. Done wrong, they turn into a constant complaint generator.
          &#xD;

    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;

           That’s why design matters just as much as installation.

           If you’ve owned or managed property in Denver for any length of time, you already know one thing—regulations don’t move slow out here. And HB23-1161 is one you can’t afford to ignore.

           Starting January 1, 2026, installing 80% efficiency gas furnaces is no longer going to be an option in many cases. For decades, those units were the go-to for multi-family buildings because they were affordable, simple, and easy to replace. That’s changing, and it’s changing fast.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           For multi-family properties, condos, and HOAs, this isn’t just a swap-and-go situation. You’re looking at a full shift in how heating systems are designed. Heat pumps are becoming the primary replacement—and while they’re efficient and versatile, they come with planning requirements that gas furnaces never did.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Here’s where I see most property owners getting caught off guard: timing and infrastructure. You can’t wait until a furnace fails in the middle of January and expect a quick replacement anymore. Electrical capacity, equipment availability, permitting—these all take time. And in multi-family buildings, multiply that complexity across every unit.
          &#xD;

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

           Cost is another big factor. Upfront, heat pump systems typically cost more than traditional furnace replacements. But there are rebates, incentives, and long-term operational savings that can offset that—if you plan correctly. I’ve seen HOAs save money long-term, but only when they take a proactive approach instead of reacting to breakdowns.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

           Permitting is also tightening up. Expect more inspections, more documentation, and stricter compliance requirements. The days of quick furnace swaps with minimal oversight are behind us.

           Bottom line: start planning now. Inventory your existing systems, evaluate your electrical capacity, and map out a phased replacement strategy. The property owners who get ahead of this will save money and headaches. The ones who wait? They’ll be dealing with emergency installs, higher costs, and a lot of frustrated residents.
